After your application has been submitted, an email will be sent to you from Tenant Background Search. You will need to create an account and pay a $50.00 non-refundable application fee directly to Tenant Background Search for report screening. A rental application, criminal background check, landlord verification, and credit report must be processed on all prospective residents 18 years or older. It is the policy of Aberdeen Village, LLC to practice Equal Opportunity Housing for all renters. All rental applications are judged solely on the following criteria: Credit History: A favorable history with a minimum credit score of 660. Prospects with a credit score less than 660 will be denied. If a discrepancy is discovered and it can be cleared up through documentation, applicant will be considered based on the new information. If the applicant is unhappy with the response of the credit report, they will personally be responsible for contacting the credit company/bureau. No bankruptcies filed within 12 months (not dismissed/discharged) or collection accounts over $250 (not including medical). Options: Based on the overall review of information received on the prospect application, management reserves the right to the following options:
A.– Require a guarantor (co-signer) if the applicant is missing required qualifications, however, is not outright rejected. The guarantor must meet all required qualifications; make four times the amount of rent, and sign all paperwork prior to the resident moving in.
Proof of Income: Verifiable household income that is at least 3 times the monthly rent portion the tenant is responsible for. Two pay stubs with year-to date, proof of child and/or spousal support payments; proof of social security income, disability or other government income, proof of retirement or trust fund account, etc. Self-employed applicants must bring copies of the past year’s tax returns. Landlord/Rental History: Verifiable history of payments on current or previous address or rental/home ownership history. No unresolved debt to a previous landlord and compliance with all terms of the lease/contract and community policies. If a resident is late more than 3 times in a 12-month period, they will be denied.
An applicant will be automatically DENIED for the following reasons:
1.Eviction for cause
2.A. Falsification of any information on the rental application.
Copy of a photo ID: Acceptable photo identification must be current and valid and can include but is not limited to: state issued identification card or driver’s license; passport, any other government issued photo identification.
Criminal History: Applicant does not have any criminal convictions for crimes considered harmful to people, animals or property.
8Proof of Renter’s Insurance: Prior to move-in, you must provide the Declaration Page showing: Minimum of $500,000 liability coverage; Policy equal to or greater than the term of the lease; The property and address added as additional insured (to notify landlord, in case policy is terminated). **All pet applications must be completed before move-in, and pet deposits/fees must be paid before the lease commences. An additional pet liability insurance declaration page must be on file before move-in. **Please note that Security Deposit and first month’s rent must be paid with a cashier’s check within 48 hours prior to move in or credit card on Tenant Web Portal.
All approvals and denials are based on criteria furnished by Tenant Background Check considering all credit and criminal history as well as rental history and income.
Criteria has been set in accordance with the Federal Fair Housing Law.
